Terms and Conditions of Booking
We are delighted that you have chosen to stay with us and truly value your custom. To ensure a seamless and enjoyable experience for all our guests, please take a moment to review our booking terms. Please note that by making payment, you are confirming your agreement to the following conditions. We look forward to welcoming you soon!
1. Booking and Payment

Payment Requirement: To secure your booking, payment must be made in full at the time of booking.

Holding Period: Upon making an enquiry or receiving an invoice, your requested dates will be held for a maximum of 24 hours. If payment is not received within this window, the dates will be released. Your stay is not guaranteed until cleared funds have been received.
2. Cancellation and Refunds

Non-Refundable Rates: If you have booked a ‘Non-Refundable’ rate, no refunds will be issued under any circumstances, and no cancellations or modifications are permitted.

Refundable Rates: If you have booked a ‘Refundable’ rate, the following policy applies:

100% Refund: Cancellations made at least 30 full days before the scheduled check-in date.

50% Refund: Cancellations made between 14 and 29 days before the scheduled check-in date.

No Refund: Cancellations made less than 14 days before the scheduled check-in date.

3. House Rules and Guest Conduct

By making payment, you agree to abide by the House Rules, which can be found at: www.arncliffeliving.co.uk/services-9.

Failure to adhere to these rules (including noise complaints, smoking, or unauthorised guests) may lead to immediate termination of your stay without a refund.
4. Damage and Liability

Guests are responsible for any damage caused to the property or its contents during their stay. We reserve the right to invoice the lead guest for the cost of repairs, deep cleaning, or replacements required.

Arncliffe Living accepts no liability for any loss, damage, or injury to guests or their personal belongings during their stay.
5. Check-in and Check-out

Check-in is from 4:00 PM and check-out is by 10:00. Late check-outs not agreed in advance may incur a fee of £30 per hour.
6. Termination of Stay

We reserve the right to terminate your stay immediately if there is a breach of these terms or the House Rules.
7. Other

Security Deposit: A refundable security deposit of £500 may be required 24 hours prior to arrival. This will be returned within 7 days of departure subject to a clear inspection of the property.

ID Verification: The lead guest must provide a valid photo ID (Passport or Driving Licence) prior to check-in to comply with insurance and safety regulations.

No Parties/Events: The property is for residential accommodation only. Strictly no parties, loud music, or events are permitted. Noise levels must be kept to a minimum between 10:00 PM and 8:00 AM.

No Smoking/Vaping: This is a strictly non-smoking and non-vaping property. A specialist cleaning fee of £250 will be charged if evidence of smoking is found. Smoking/vaping is permitted on the terrace, please use the facilities provided.

Travel Insurance: We strongly recommend that guests take out comprehensive travel insurance to cover any unforeseen cancellations or medical emergencies.

Force Majeure: We cannot be held liable for circumstances beyond our control, such as failure of public utilities (water, gas, electricity) or extreme weather conditions.
